Roof planning for whole portfolios.

Many buildings, one capital plan. Compare restoration and replacement building by building, plan 30 years of roof spend, bring floors and parking decks into the same plan, and document energy and waste choices for sustainability reporting.

Why plan as a portfolio

Four things a portfolio plan gives you

  1. One inventory

Every roof, its age, warranty and what sits under it, in one plan.

  2. Findings per roof

Moisture, drainage and previous repairs decide restoration, roof by roof.

  3. Editable numbers

Tools start from typical ranges; swap in your own bids anytime.

  4. Reporting inputs

Cited public sources for cool-roof and waste reporting.

Beyond the roof

Floors and parking decks belong in the plan too

A portfolio plan that stops at the roof leaves out two of the biggest line items in most facilities. We assess floors and parking decks on the same walk, rank them with the roofs, and put them in the same budget by year.

Roofs

Condition, drainage, moisture and previous repairs decide restoration or replacement, roof by roof.

Roof coatings

Floors

Production, washdown and warehouse floors, with resinous or urethane cement systems planned around shutdown windows.

Industrial flooring

Parking decks

Traffic coatings for parking and pedestrian decks that take de-icing salt and freeze-thaw.

Parking deck coatings

Does each roof need a tear-off?

See how we assess a flat roof, repair the wet areas, and apply a seamless roof coating, and when we tell you a roof really needs replacing.

If you manage a commercial or industrial flat roof, you know the routine. A leak shows up, someone patches it, and a few months later, it's back.

Meanwhile, water works into the insulation. Every season you wait, the repair gets bigger, and that replacement quote gets harder to avoid.

But a lot of flat roofs don't need a tear-off. Here's how we approach it.

First, we assess the roof and give you a written report.

Next, we cut out and repair the wet and damaged areas.

Then we clean the surface and apply a seamless roof coating. It cures into one continuous membrane and seals the seams where many leaks start.

Your existing roof stays in place, so there's less mess and less disruption inside. Eligible projects come with warranty options in writing.

And if your roof really does need replacing, we'll tell you.

How we work

Restoration is a candidate, not a default.

Every building starts with an assessment of condition, drainage, moisture, and previous repairs. Where a roof is mostly dry and the surface will take a coating, restoration keeps the existing assembly in place. Where it is not, you get a replacement recommendation.

Uniflex, one of the systems RC Coatings installs, offers 10, 15, and 20-year labor and materials warranties, subject to the written warranty terms. Other systems follow their own written terms.

RC Coatings is Utah-based. Licensed Utah contractor, license #14189506-5501. Licensed and insured.

Questions

Portfolio questions

Can one assessment cover several buildings?+

Yes. Book the first building, list the others in the notes, and we plan a walk order. Each roof still gets its own findings, because restoration depends on that roof's moisture, drainage, and surface.

Is restoration always cheaper than replacement?+

No. Restoration is a candidate when the roof is mostly dry and the surface will take a coating. A roof at the end of its life is a replacement conversation. The estimator compares both as typical ranges you can edit; the final price comes after a free assessment.

What warranty terms apply to a coated roof?+

Uniflex, one of the systems RC Coatings installs, offers 10, 15, and 20-year labor and materials warranties, subject to the written warranty terms. The written warranty sets the term for each roof.

Do you publish savings figures?+

We do not publish savings or results figures. The energy page cites public research from federal labs and agencies, and the energy tool estimates savings from published federal-lab methods.

Can the plan include floors and parking decks?+

Yes. Floors and parking decks are assessed on the same walk as the roofs, ranked with them, and placed in the same budget by year. Each one gets its own findings and recommendation.
