What matters

Planning priorities

  1. Reserve planning

Use the 30-year planner to lay coat and recoat cycles against replacement and see how each path spreads spend across years.

  2. Tenant disruption

Restoration keeps the existing roof in place where it qualifies. We plan access, noise, and odor limits with you and your tenants.

  3. Hold-period fit

Match the roof plan to how long you expect to own the asset. The warranty term on a coated roof is set in writing for that roof.

Recoats are planned at the end of each written warranty term and need an inspection showing the roof still qualifies. One of the systems we install, Uniflex, offers 10, 15 and 20-year terms; other systems follow their own.

Restoration or replacement

Decide building by building.

An assessment checks condition, drainage, moisture, and previous repairs. A roof that is mostly dry and will take a coating is a restoration candidate. A roof at the end of its life gets a replacement recommendation.

Uniflex, one of the systems RC Coatings installs, offers 10, 15, and 20-year labor and materials warranties, subject to the written warranty terms.

Run the numbers with the restoration vs. replacement estimator and the 30-year lifecycle planner. For cool-roof and waste reporting, see energy and sustainability.

Questions

Questions

Can you assess several properties at once?+

Yes. Book the first property and list the rest in the notes. Each roof gets its own findings.

How do I compare a coating to a new roof for a reserve study?+

Use the lifecycle planner with your own bids or budget figures. It shows nominal and present-value totals for both paths.

What warranty terms are available?+

Uniflex, one of the systems RC Coatings installs, offers 10, 15, and 20-year labor and materials warranties, subject to the written warranty terms.

Who pays for roof repairs in a commercial lease?+

The lease decides. Typically the owner carries structural repair and replacement, and the tenant carries routine upkeep and damage it causes; triple-net leases shift more to the tenant. A documented maintenance plan and condition report helps both sides show the roof was cared for. This is general information, not legal advice, so check your lease with your attorney.
