Salt and freeze-thaw are the deck coating.
A traffic coating that keeps salt and water out of a deck over occupied space.

The ceiling under the car is also a floor.
Parking decks and pedestrian plazas over rooms below have one job: keep water and de-icing salt out of the slab. Utah and Idaho give that slab melt water, a freeze, and summer heat.
This is not a warehouse floor and it is not a house. A dock slab on grade is a different repair from a structural deck over space below.

Joints, cracks, drains, then the coating.
- See what is underneath
Occupied space below is why the coating exists.
- Open the failed joints
Salt rides into cracks and shows up on the ceiling under them.
- Keep the drains clear
A coated deck still ponds if the drain is buried.
- Coat for traffic
The system has to take tires, turns, and another winter.

Decks, not process floors.
A resin floor inside a plant is specified on industrial flooring. A deck over a room is this page.
We look at the expansion joint, the edge, and the ceiling below before naming a system.
Deck questions
Is a parking deck the same as an industrial floor?+
No. A deck coating is a waterproof traffic system over occupied space. A plant floor is a wear surface on a slab.
Do you coat residential garage floors?+
No.
Why do dry-climate specs fail here?+
A melt, a low spot, and a night below freezing are enough. Salt lowers the temperature at which that water stays liquid in the crack.
What should we send?+
Photos of the top side, the ceiling below, and where the water or the rust shows up.
Tell us what is under the deck.
A parking level, a plaza, or a dock over a room.
