What to look at in spring and fall, and what not to climb for.
Two seasons, and one rule: do not get hurt for a photo.

A seasonal look, not a repair manual.
Spring is after the snow leaves. Fall is before the first hard freeze. If the roof is steep, icy, or you are alone, stop and call.
This list is what a facility manager can notice. It is not a substitute for the maintenance program or for a thermal scan.

Spring, fall, and after a storm.
- After the snow leaves
Drains, scuppers, and edges. Open flashings, new stains inside, and debris in the strainers.
- Before the hard freeze
Clear cottonwood, leaves, and process debris so drains work. Look at pitch pockets and walk pads.
- After hail or wind
Photograph marks and any opening. Do not coat over fresh damage. Use the storm page if you want it documented.
- Call when it is not a photo
Wet ceilings, soft insulation, or a roof you cannot walk safely are a visit, not a do-it-yourself item.

What this list will not do.
It will not tell you the roof is dry inside. That is a scan and a person on the roof.
It will not set a warranty length. RC Coatings roof coating systems are Uniflex. Uniflex offers 10, 15, and 20-year labor and materials warranties, subject to the written warranty terms.
Checklist questions
Can our crew walk the roof?+
Only if they are equipped and the surface is safe. Snow, ice, and a lone walk are a reason to stop.
Does a clean drain mean the roof is fine?+
No. It means one thing you can see is clear. Moisture under the membrane is a different question.
How does this relate to the paid program?+
The program is the spring scan, the fall visit, included repairs, and the report. This page is the short version of what those visits notice.
What if we already see a leak?+
Use leak repair. Do not wait for the next season.
If the list turned up a problem, send it.
A photo of the drain and a photo of the ceiling are a good start.
