Find the path of the water, not just the stain.
Find where the water entered, then repair that detail before anyone coats the field.
Request a leak assessment
The stain is rarely the leak.
On a low-slope roof, water can enter at a curb, run along a joint, and fall two bays away. We trace the path, check for wet insulation when the path is unclear, and repair the opening.
A defined repair is the job when the field is sound. Coating the whole roof is a separate decision, described on roof coatings.

From the ceiling tile to the opening.
- Hear where it showed up
Which suite, which drain, which storm. That history is the map.
- Walk the likely path
Flashings, pitch pockets, drains, and patches that were never tied into the field.
- Check moisture if the path is unclear
A thermal scan shows where insulation is behaving as if it is wet.
- Repair, then decide
Fix the detail. Talk about a coating only if the rest of the roof qualifies.

Active leaks and the ones that wait for a thaw.
An active leak is scheduled as a repair. We do not advertise a response time, and this is not a 24/7 service. Call (801) 515-3812 to set the visit.
After hail, document first on the storm page. A leak that appears at the first thaw is often a winter opening at a drain or edge.
Leak questions
Do you offer emergency or after-hours response?+
Call (801) 515-3812 and we will schedule the visit. We do not publish a response time, and we do not offer 24/7 service.
Will you coat the roof to stop a leak?+
Not as the first move. The opening gets repaired. A coating is considered only when the field is dry enough and compatible.
Can a thermal scan find a leak?+
It finds areas that behave like wet insulation. It does not name the hole. The walk still has to find the opening.
What should we send before the visit?+
Photos of the stain, the date of the storm or the washdown, and which drain or suite is involved.
Tell us where the water shows up.
A photo of the ceiling and a photo of the nearest drain are enough to start.
