Commercial roof inspection

See the roof.
Then see what’s under it.

A visual look at the field, drains, and details, plus a drone thermal scan when moisture is the question.

What you get

A Roof Health Report you can decide from.

We walk a commercial low-slope roof the way water does: the field, the flashings, the drains, and what other trades left behind. When the question is wet insulation, a drone thermal scan maps temperature patterns on a dry roof.

The report says what the roof is, what we could see, what the image suggests, and a next step. Any commercial roof can start with a free visual assessment. If RC Coatings did not coat the roof, maintenance enrollment starts with a paid scan, and that cost is credited when you enroll.

How it works

Four moves, then a recommendation.

  1. Walk the roof

Field, edges, drains, and details. Steep, blocked, or snow-covered areas are noted as unseen.

  2. Scan when it is dry

Thermal patterns mark where insulation may be wet. Rain, standing water, or snow is a reason to wait.

  3. Write the report

Suspected moisture is kept separate from what was confirmed on the roof.

  4. Name a next step

Repair a detail, restore if the roof is a candidate, or talk about replacement if it is not.

Timing

Spring and fall in Utah and Idaho.

Spring is for winter damage and a scan after the snow leaves. Fall is for debris and drains before the next freeze.

The maintenance program includes one post-storm look a year. Extra visits are quoted. It is not a 24/7 service.

Questions

Inspection questions

How often should a commercial roof be inspected in Utah and Idaho?+

Twice a year matches the spring and fall maintenance visits, plus a look after significant hail or wind. Roofs that collect process debris may need more visits, quoted separately.

Does a thermal scan need a clear night?+

It needs a dry surface and a temperature difference between wet and dry insulation. A sunny day and a clear evening often work. A wet roof does not.

Can the scan tell wet insulation from sound insulation?+

It marks areas that behave like trapped moisture so someone can check them. It is not a moisture percentage for every board, and it does not by itself decide replacement.

Is the inspection free?+

A visual assessment is free on any commercial roof. Roofs RC Coatings did not coat start maintenance enrollment with a paid drone thermal scan, credited when you enroll.

Does the flight stop work inside the building?+

The flight is over the roof. Most buildings stay in operation. Time on site depends on size, access, and weather.

What if the report finds wet areas?+

We show the locations and recommend a repair, a restoration if the rest of the roof qualifies, or a replacement conversation if it does not. Nothing beyond the agreed visit happens without a written proposal.
